How the estimate is calculated

Connecticut assesses real property at 70% of fair market value (CGS §12-63). A mill is $1 of tax per $1,000 of assessed value.

Monthly is annual ÷ 12. Effective rate is annual tax ÷ market value. Mill rates here are the municipality rates for fiscal year 2026 (grand list 2024), published by the Office of Policy and Management.

How is Connecticut property tax calculated?

Connecticut assesses real property at 70% of fair market value (CGS §12-63). A mill is $1 of tax per $1,000 of assessed value. Annual tax = (price × 0.70 × mill rate) ÷ 1,000. Monthly is annual ÷ 12. Effective rate is annual tax ÷ market value.

What does 70% assessment mean?

The town does not tax the full market price. Assessed value is 70% of fair market value. A $1,000,000 house is assessed at $700,000. That assessed value is then multiplied by the mill rate.

What does a mill rate mean?

A mill is $1 of tax per $1,000 of assessed value. A mill rate of 20 means $20 of tax per $1,000 assessed, which is $14,000 a year on a $1,000,000 house after the 70% assessment.

What is FY2026?

Fiscal year 2026 mill rates are levied against the October 1, 2024 grand list (the assessment date). This calculator uses the municipal real-property mill rates published by the Connecticut Office of Policy and Management for FY2026.
