By using CT Property Tax you agree that the numbers and text on this site are educational estimates, not advice, and that you will confirm figures with official sources before relying on them.

License to use

You may use the calculator, town pages, compare pages, and guides for personal, educational, or internal research purposes. You may not scrape the site in a way that overloads the host, misrepresent the estimates as official town bills, or remove notices that the figures are estimates.

Estimates, not advice

All tax amounts are derived from published municipal mill rates and the statutory 70% assessment ratio (CGS §12-63), using:

annual tax = (price × 0.70 × mill rate) ÷ 1,000

The site does not provide tax, legal, accounting, appraisal, or financial advice. Appeal pages summarize statutes at a high level only. Decisions to buy, sell, refinance, protest an assessment, or budget for escrow remain yours (and your licensed professionals’).

No warranty

The site is provided “as is.” Mill rates can be revised by towns or republished by OPM; special districts can change; assessments change on revaluation and after sales. To the fullest extent permitted by law, there is no warranty of accuracy, completeness, merchantability, or fitness for a particular purpose, and no liability for decisions made from these estimates.

Third-party links and ads

Links to CT OPM, Connecticut General Statutes, town sites, and other third parties are for convenience. Those sites have their own terms. Advertising may appear via Google AdSense; see the privacy policy.

Anonymous operation

There is no public operator mailbox and no account system. Site-issue notes are described on the contact page. These terms may be updated by revising this page; the “last updated” date above is the notice of change.
